Free minimalist Airbnb house manual template

Minimal is mostly white paper with small labels and no fills at all. It costs the least ink of any design, photocopies cleanly, and looks right in a pared-back, Scandinavian-style interior where anything louder would jar.

The download opens straight away and we email you the link to keep. Two short emails follow about the version guests read on their phone — unsubscribe from either with one tap. Privacy.

Preview filled in with a sample property, so you can see how a long house-rules page sits. Yours prints blank, with no watermark.

Questions hosts ask

Is it really free?

Yes. Every design, including Minimal, in all 8 colours — no card, no trial, no watermark on what you print. We ask for an email so we can send you the link to keep.

Can I type into it?

This one is blank: lines and tick boxes to fill in by hand, which is how most hosts use a printed manual. If you’d rather it was filled in for you, paste your website and we’ll do it — that’s the £29 option on the templates page.

What size is it?

A4. It prints on any home printer, or take the PDF to a copy shop for thicker paper. Print a fresh copy between guests as often as you like.

What goes in it?

A welcome note, WiFi, check-in and check-out, the door or key-safe, parking, how the heating and appliances work, house rules, the bins, local recommendations, emergency numbers and your contact details.

The other designs — all free

Riverside

Soft gradients and rounded cards. Friendly and modern.

Compact

Contents page then two columns — half the pages, pins up on a wall.

Spread

Landscape pages with a colour rail and huge numerals. Sits open on a counter.

Editorial

Serif headings and hairline rules. Calm and magazine-like.

Bold

Big type and full-width colour bars. Confident and easy to scan.

Warm

Cream panels and soft edges. Cosy and cottage-like.

Playful

Colour-pop headers, sticker numbers and tilted cards. Fun and family-friendly.

Paper is the start. The same manual on the guest’s phone changes when your door code does, keeps the WiFi and codes for guests with a booking, and answers their questions at 11pm so you don’t have to — see how the QuietStay guidebook works.
