How it works

What am I paying for, and how is my price worked out?

One membership covers everything, priced per property per month: £10 each at 1 property, £8 each from 2 to 5, £6 each from 6 to 15. A property with a verified Offer2Stay listing pays a flat £3 a month on any band. 16 or more properties is priced around your portfolio — email enquiries@quietstay.co.uk.

There is one QuietStay membership. It is priced per property, per month, and the number of properties is worked out from your account automatically — you never pick a plan size.

The bands

The rate is per property, and it applies to every property you have:

So three properties is 3 × £8 = £24 a month. Cross into a bigger band and every property moves to the cheaper rate, not just the new one.

What the price includes

Guidebooks, the AI concierge (with 20 free replies to start), guest messaging, the calendar, the upsells store, QR posters, translations and unlimited team seats. There are no locked features and no seat charges.

What is billed separately

Add-ons are their own monthly subscription and bill from the day you add them, free period or not: AI reply packs from £2 a month, What's On £2 per property a month, Guest list and discount code £1 per property a month, SMS bundles from £4 a month. One-off buys sit outside the membership too — the done-for-you guidebook is £79, and printable house manuals are £9, £29 or £99.

Where to see your own number

In the dashboard, open Billing & invoices in the sidebar. The card at the top shows your properties, your rate and what the next charge will be.

If the price shown is not what you expect

Check how many properties are counted — see What happens to my bill when I add, remove or pause a property?. If it still looks wrong, reply to any email from QuietStay and it reaches a person.
