How do I verify my Offer2Stay listing for the £3 rate?
Set the property's Book-again link to your Offer2Stay listing first, then open Billing in the dashboard, paste the same listing link next to that property (https://www.offer2stay.co.uk/property/…) and press Verify. Verified properties show a green "Offer2Stay rate" badge. You get 5 attempts a day per account.
Where are my invoices, and how do I change the card?
Open Billing & invoices in the dashboard and press Manage billing — it reads "Manage / cancel in Stripe" once your membership is active. That opens your Stripe billing portal, where your invoices and receipts are kept and where you change the card. Settings, then Danger zone, then Open billing portal goes to the same place.
How it works
What am I paying for, and how is my price worked out?
One membership covers everything, priced per property per month: £10 each at 1 property, £8 each from 2 to 5, £6 each from 6 to 15. A property with a verified Offer2Stay listing pays a flat £3 a month on any band. 16 or more properties is priced around your portfolio — email enquiries@quietstay.co.uk.
How long is my free period, and when is the first charge?
While the launch offer runs, every new host gets 3 months free — the window closes on 1 January 2027. No card is asked for at signup. We email you 3 days before the free period ends, and if you cancel before the first charge you pay nothing at all. Add-ons are never free: they bill from the day you add them.
How do I get the £3 a month Offer2Stay rate?
Every property with a verified Offer2Stay listing pays a flat £3 a month instead of the standard band rate — £3 instead of £10 at one property. You need a verified listing for every property you are billed for. If verified listings stop covering all of them, the account moves back to the standard rate and we email you.
Can I pay yearly, and what does it save?
Yes. Paying yearly gives you 12 months for the price of 10 — a saving of 17%. At one property that is £100 a year on the standard rate, or £30 a year on the Offer2Stay rate. The membership is charged once a year up front; add-ons stay monthly.
What happens to my bill when I add, remove or pause a property?
Your bill is worked out from the properties in your account that have a guidebook and are not paused, with a minimum of one. Add one and it joins your subscription straight away with a pro-rata charge; delete or pause one and it drops off the same way. Crossing 2 or 6 properties moves every property onto the cheaper band rate.
How do I cancel, and what happens to my guidebooks?
Cancel in the Stripe billing portal — Billing & invoices, then Manage / cancel in Stripe. Cancelling stops the next renewal; your guidebooks stay live until the end of the period you have paid for, then for 7 more days, and everything you wrote is kept for 90 days after that so you can come back to it.
When it goes wrong
"The listing name doesn't match this property" when I verify Offer2Stay
Verification compares the Offer2Stay listing with the property in QuietStay, so the names have to overlap and the bedroom counts have to agree. Rename the property in QuietStay to match the listing, or fix the bedroom count, then press Verify again. You have 5 attempts a day per account.
"Your QuietStay payment didn't go through" — what happens now?
Your membership is marked past due and your guidebooks stay live. Stripe retries the card automatically over the next few days. Update the card from Billing, then Update payment details. If every retry fails the membership is cancelled, and guest access pauses 7 days after that.
What guests see
What do my guests see if my membership lapses?
Nothing changes for 7 days after a membership ends — the guidebook stays live and guests notice nothing. After that, anyone opening the link sees a short "This guidebook is paused" page with your property name and your contact details instead of your content.
